| Hi all forum members. I have this confusion regarding the design of the so-called-balcony. Lets say you have bought an intermediate unit. It seems on one side, the floor of the balcony is separated by a space and a brick wall from your neighbour side. The confusing part is on the other side the balcony floor of your house is directly linked with your neighbours. Thus this may allow your neighbour to just walk pass to your side of the balcony. Dont tell me the we need to fork out our own money to to build a brick wall or some sort blockage for one side of our neighbour. Whats your view on this? |

| If not mistaken when I visited the 4B showroom, we cannot go out to the so-called balcony from the master bedroom (something block or etc). This was explained as a design and not a balcony at all by the sales person that time. And he was not sure the beam can support human weight though. This is something 4B owners need to really confirm before making assumption that it's a balcony. Or perhaps the idea has been changed since my last visit? |

I asked the same question to the sales agent. Then, he said we can use it as balcony but only support max 5 adult weight at the same time. So, in my plan, i'm going to renovate it as small balcony. It is nice when I can sit on the balcony with a cup of tea after my dinner and see the moon
However, pls confirm with your sales agent if this can be used as balcony. |

| I think, we can use it as a balcony as last i heard from the sales guy at plenitude that it can support maximum around 8 persons, plus that a balcony is not a hall that need to support around 10 or more people right. But one matter is still the issue here is that one side of your balcony will be directly linked to your neighbours unless you put your own brick wall or some sort of barracade. So is that in a way that we need to fork our own money or can we somehow persuade to developer to do something about this as it invloves the all the house in phase 4B. |

Im thinking to built a beam on both sides so can make it as a balcony & able to support my whole family to play mahjong there.  |

If built a supporting beam for the 'balcony' will eventually obstruct your car porch and if you need to part 2 cars side by side, it would be a bit difficult. _________________ ---------------------------------------------------- |

| I found that the "balcony" is only a slab without any support below. it's basically used as a flat roof purpose. We don't know what's the engineer's design load to support things and whether majlis will allow us to use it as a balcony? |

Agreed with 4btpp.
On the so called 'balcony areas', Any civil eng or architect ard here that can help to give a 'rough estimation' of what can be supported ? I am not very comfortable with the 'assesment' from TPP salesman on the supproted weight (8-10 person). _________________ ---------------------------------------------------- |

Hi 4B owners. I have just purchased a unit last week and there weren't much choices left.
I think this so called 'balcony' is not usable.
The flat roof is too large for using it as a balcony.I noticed that it doesn't have any pillars or cross beams to support it. |
